This travel center/truck stop in Kingman is a block north of the intersection of I-40 and U.S. Hwy 93 in Kingman, on Hwy 93 (Beale St.) - the main hwy to Las Vegas from AZ and part of SoCal. The offer includes the business and real estate. Initially built as a Pilot in '97, the current owners bought in 2006. Business units include commercial fueling islands (2-sided dispenser configuration), retail islands, a c-store with a Subway franchised QSR, and 2 souvenir. areas. Stabilized pre-COVID (2018 & 2019) gross profit $1.6mm. Interim 2021 annualized gross profit thru 5-31-21 $1.9mm. Financial table presented is for 2019. The UST system and all dispensers were installed new in Q4-2020. The fuel site is structurally compliant and environmentally clean as of 11-24-20. Location: Kingman, Arizona Year Established: 1997 Number of Employees: 10 Real Estate: Owned Building Sq. Ft.: 5,069 Facilities: 5,069 ssf building has a c-store, 2 souvenir areas, a Subway QSR (seats 18 inside), 5 trucker showers, and 2 laundry rooms. The retail fuel area is in front of the store and has 6 Gilbarco 700 MPDs w/CRINDs - all PCI upgrades are done. The commercial islands in the back of the store has seven 2-sided fueling positions + an end unit. Commercial dispensers are Gilbarco Hi-Flow. Retail fuel control/cashiering is from a 2-station Passport system; commercial fuel control is by a Comm Data unit. Market Outlook/ Competition: there are 5 stations within 1/2 mile of the I-40/Hwy 93 intersection. Three are conventional gas station/c-stores, and 1 in a TA Truck Stop. The TA is an older build. TA has a new store (1-2 years old) about 40 mi. north on Hwy 93 at White Hills. TA may be considered to close the I-40/Hwy 93 store so as not to cannibalize it's White Hills store. If so, this would be expected to lower the bar for competition in this area of Beale St. Growth & Expansion: the building has an 18x18 +/- sf room that was to be a 2nd QSR, but not completed. This is potential to add another fast food concept. The commercial islands are only equipped in 3 of the 7 spaces. When doing the upgrade in Q4-20, the owners purposely excluded 4 of the fueling spaces for the new equipment over security concerns. These could easily be equipped to provide more fueling capacity.
